One more Build-to-Suit Warehouse Completed in Kaunas FEZ: SIRIN Development sees growing niche in the Baltic States

A new 12,000 sq. m logistics warehouse has been completed in Kaunas FEZ and leased to Coca-Cola HBC Lietuva. The warehouse operator has entered into an agreement with real estate developer SIRIN Development, which is committed to delivering high-quality logistics real estate solutions. The company notes that build-to-suit projects—custom-built to meet specific client requirements—are rapidly gaining popularity across the Baltic States, creating new development opportunities in Lithuania, Latvia, and Estonia.

“Today, we see an ever-growing business demand for customised logistics and industrial facilities. As a result, we are actively expanding into the build-to-suit market and offering more tailored projects in the Baltic region, allowing businesses to secure purpose-built spaces for their operations,” says Łukasz Tomczyk, Head of Commerce at SIRIN Development.

According to Tomczyk, the build-to-suit model is rapidly gaining traction in the Baltic countries, with Estonia currently leading, accounting for approximately 60% of all logistics and manufacturing projects. SIRIN Development has already delivered the Coca-Cola HBC Lietuva warehouse project in Kaunas FEZ, as well as a 16,500 sq. m warehouse for Baldų turgus. Additionally, the company has developed a 9,700 sq. m drone manufacturing facility for Edge Autonomy in Riga, Latvia, and is preparing to offer similar solutions in Estonia. A nearly 7,000 sq. m build-to-suit project is also underway in Liepkalnis Logistics Park in Vilnius, valued at nearly EUR 8 million.

Only green energy is used

One of the main advantages of this logistics park is its 100% LED lighting system, which significantly reduces electricity consumption and CO2 emissions. The warehouse is also equipped with a modern Building Management System (BMS), enabling real-time monitoring and control of various operational parameters. Furthermore, the facility will be BREEAM In-Use certified, with the goal of achieving an Excellent rating.

Custom Construction to Represent 20% of Business by 2028
