SIRIN Development Opens SIRIN PARK DOBROVOLĖ in Vilnius to Tenants

SIRIN Development, a logistics real estate development company, has officially opened the new logistics park – SIRIN PARK DOBROVOLĖ – in Vilnius. The company invested EUR 11 million in the first phase of construction, which delivered 18,000 sq. m of modern warehouse space on Meteliai Street.

This year, the company plans to invest an additional EUR 13 million into the second phase, adding another 26,000 sq. m of space to the market.

“We are developing a 120,000 sq. m logistics park in a strategically convenient location in the capital, on a 60-hectare site. Our focus is not only on meeting today’s quality and sustainability standards but also preparing for future requirements. We will invest EUR 70 million in the Dobrovolė project, which will be developed over seven phases during the next seven years,” says Laurynas Kuzavas, CEO of SIRIN Development.

According to him, SIRIN Development is already in negotiations with potential tenants, offering highly competitive rental rates thanks to the efficient management of construction costs.

“As with our other parks, this one is designed not only for the needs of today’s businesses but also for future requirements. It is comfortable, modern, and sustainable. Our warehouses are significantly more energy-efficient than older properties, with exceptionally smooth and durable floors – features that will become even more relevant as tenants increasingly adopt automated technologies,” says L. Kuzavas.

Modern and A+ energy efficiency class warehouses of SIRIN PARK DOBROVOLĖ incorporate sustainable, environmentally friendly solutions, including engineering systems to ensure cost-effective operation.

The environmentally friendly solutions include renewable electricity, low-water-use components, efficient heating systems, a building management system (BMS) and energy-efficient outdoor and indoor LED lighting. There are also sanitary facilities that meet Breeam standards, CO2 footprint calculations and spaces for electric cars in the green zone.

“The location of the project is particularly convenient not only for logistics or manufacturing businesses but also for employees living nearby in Trakų Vokė and Lentvaris. The attractiveness the area is evidenced by the presence of major retailers such as Maxima, Lidl, Moki Veži, and Eugesta, which have all established warehousing operations nearby,” notes L. Kuzavas.

According to him, the third SIRIN Development project in Vilnius, which is being built in Dobrovolė, reflects the company’s strategy to establish three logistics parks in each of the most important Baltic cities. “We are steadily working toward our goal of developing 1 million sq. m of logistics real estate across the Baltics by 2028,” says L. Kuzavas.
